Locations Prepares Agents for Changes to Homebuying and Selling in August 2024

With the deadline to implement the business practice changes the National Association of Realtors® agreed to last spring quickly approaching, Locations brokers and coaches are working overtime to ensure agents are prepared.

Locations Principal Broker Michelle Mossman updates agents on changes to homebuying and selling process at Locations’ Pearlridge office.

Comprehensive Company-Wide Training

August 17, 2024—the date on which changes to the real estate industry take place—is almost here. To ease the transition to this new way of doing business, Locations has hosted a series of training sessions for agents and staff at our Diamond Head, Kapolei and Pearlridge offices.

Led by Principal Broker Michelle Mossman, the goal of these training sessions has been to ensure that all Locations agents understand NAR’s policy changes, how those changes were integrated into the Hawaii Association of Realtors standard forms and how to explain these changes to clients. These informative sessions have also allowed agents to ask questions and learn from each other in a supportive environment.

Locations Leads Program Manager Joe Segal explains changes to working with buyers to online sales agents.

Of course, understanding the policy changes is one thing—being able to confidently articulate your value proposition when asking for a buyer’s agreement is another. To address the concerns some agents may have, Locations Director of Sales Coaching Atau Sakuma will offer sessions on dialogue and objection handling at all of our offices over the next several weeks. Through extensive role-playing and practice, Atau will instruct agents on how to effectively communicate the changes to clients and handle potential objections. He will also review newly revised HAR forms and share various strategies for working with clients in this new landscape.

Additionally, agents who participate in our online leads program (formerly known as BMLS) have already had the opportunity to practice articulating their value proposition and handling buyer objections in a short amount of time with Leads Program Manager Joe Segal.

Legal & Financial Protection That Lowers Your Risk

Picture this: You close what seems like a smooth transaction. Weeks later, your client files a claim—alleging that a disclosure wasn’t handled correctly. The damages sought? $25,000. For many agents, that kind of surprise could derail a year of hard work. At Locations, we’ve built in protections to make sure you don’t face those challenges alone.

Policies That Put Agents First

In real estate, it’s often the behind-the-scenes safeguards that make the biggest difference. A strong offer or smooth escrow doesn’t just happen because of good intentions—it happens because systems are in place to protect everyone involved. At Locations, we’ve developed policies that work quietly in the background so agents can focus on their clients, knowing the brokerage has their back.

Work Smarter, Not Harder With Locations' Transaction Management Services

Our Transaction Management team has managed more than 30,000 sales, allowing our agents to focus on growing their business and improving their quality of life–not tedious paperwork.
